An AI calling agent phones a new property lead back, asks the questions a salesperson would ask, books a site visit and hands interested buyers to a person. In India, published prices for the self-serve platforms sit in the low single digits of rupees per minute, and enterprise vendors quote privately. The real cost and the real risk sit in building, running and governing the agent, not in the per-minute rate.
This is not a ranking, and Pouncer is one of the options described, so read it with that interest in mind.
What an AI calling agent does on a property lead
It does the first call: reach the buyer, check what they want, and book or hand over. Vendors in this space describe the same core jobs. One enterprise vendor's real estate page says its agents qualify leads on budget, location and timeline, book site visits into the CRM calendar, and transfer to the sales team when needed1.
A typical call covers four things:
- Introduce and disclose. Name the business, say it is an automated assistant, and refer to the enquiry the buyer made.
- Qualify. Budget, location, BHK and timeline, plus loan and possession questions where they matter. Which questions qualify an Indian home buyer on the first call? lists them.
- Book. Offer site-visit slots and confirm one, with a reminder.
- Hand over. Send a summary to the salesperson, and pass the buyer to a person immediately if they ask.
What it should not do is negotiate price, answer legal questions about approvals or title, or keep a buyer on the line who wants a human.
What they cost: published prices
Self-serve platforms publish per-minute prices; managed vendors mostly do not. The table shows what each vendor's own page said when we checked. It is ordered by type, not by preference.
| Option (type) | Published price | Telephony | Source date |
|---|---|---|---|
| Bolna (self-serve platform) | 6 US cents (₹5.52) a minute at the standard rate2 | Extra, with a platform fee2 | Checked 6 November 2026 |
| Ringg AI (self-serve platform) | ₹6 per connected minute; ₹499 a month per phone number3 | Included3 | Page updated 23 October 2026 |
| Sarvam (self-serve platform) | ₹3.00 to ₹3.50 a minute before GST, by plan4 | Extra4 | Checked 6 November 2026 |
| SquadStack (managed, enterprise) | Not published; quoted after a discovery call, plus a one-time set-up fee per use case5 | Not stated | Checked 6 November 2026 |
| Pouncer (managed, small teams) | ₹7,999 a month after a free 14-day pilot; fair use sized to your lead volume | Not listed separately | Our own price |
Our arithmetic: a builder with 300 leads a month and an average of 3 connected minutes per lead uses 900 minutes. At ₹3 to ₹6 a minute34, that is ₹2,700 to ₹5,400 a month in usage. Add telephony where it is extra, phone numbers, GST, and the cost of building and running the agent. The 300 leads and 3 minutes are assumptions; use your own.
The hidden cost is building and running the agent
On a self-serve platform, someone in your team becomes the agent's owner. That job does not appear on any pricing page, and it is where most of the effort goes.
- Script and logic. Writing what the agent says, in Kannada, Hindi and English, for each project, and keeping prices and inventory current.
- Integrations. Getting leads from 99acres, MagicBricks, Housing.com, Meta ads and your website into the agent within seconds, and getting summaries and bookings back to your team.
- Testing. Listening to calls, catching misheard localities and budgets, and fixing prompts. Can an AI assistant call property leads back in Kannada and Hindi? covers what to test.
- On-call. Someone who notices and fixes it when calls stop at 9 pm on a Saturday.
If you have an engineer who enjoys this, a platform can be the cheapest route. If you do not, you are paying for the build in your own time.
The rules and the buyers set hard limits
Three limits apply whichever option you choose, ours included.
- Telecom rules. India's telecom regulator now treats calls placed by software without a person dialling as application-to-person (A2P) calls. They must be declared to your telecom operator in advance, or they are treated as unsolicited commercial communication6. Commercial communication based on a customer's enquiry is allowed for seven days from the enquiry, which must be kept in a verifiable form6.
- Consent and data. On WhatsApp, you may only message people who gave you their number and opted in7. Under India's data protection law, consent must be free, specific, informed and unambiguous, and as easy to withdraw as to give8.
- Buyers who want a person. In a 2025 survey of 1,146 Indian adults, 46% said they prefer to start with a human agent even if it takes longer, and 97% value an easy transfer from AI to a human9. An AI caller that hides what it is, or makes the handover hard, works against the buyer.

Choose by your situation, not by a league table
The right option depends on lead volume, in-house skills and how much you want to run yourself. These situations are a starting point, not a ranking.
- You have engineers and high volume. A self-serve platform gives you the lowest per-minute price and full control, if you staff the build and the on-call.
- You are a large developer with procurement, many languages and an enterprise CRM. A managed enterprise vendor fits, with custom pricing and service levels.
- You get a few leads a week and answer them yourself within the hour. You do not need an AI caller yet. An evening rota covers the gap; see what happens to enquiries after 7 pm and on Sundays.
- Your relationships are the product, at a premium price point. A trained human telecaller may suit your buyers better than any AI.
- You are a small builder or broker team without technical staff. A managed service built for small teams, such as Pouncer, runs the agent for you at a flat monthly price.
When Pouncer is not the right fit
Pouncer is a managed service for small Bengaluru builders and broker teams, speaking Kannada, Hindi and English. It is not the right fit if you have engineers who want to own and tune the agent themselves: a self-serve platform will cost less per minute. It is not the right fit if you need languages beyond those three, a deep enterprise CRM integration, or contractual service levels across many projects; an enterprise vendor is built for that. And if you receive only a handful of leads and already answer them within the hour, no AI caller, ours included, will pay for itself.
For a small builder, the builders page shows what Pouncer does with each lead, and the builder walkthrough follows one demo lead from enquiry to booked visit.
Questions
Is per-minute pricing cheaper than a monthly fee?
At low volume, usually yes on usage alone. The comparison changes once you count telephony, numbers, GST, and the hours spent building and maintaining the agent. Price your own time before deciding.
Will an AI caller annoy buyers who enquired?
It can, if it hides that it is automated, calls at odd hours, or blocks a handover. A short call that names the property, says it is an assistant and offers a person on request is far less intrusive.
Can an AI caller replace my telecaller?
It can cover the hours a telecaller does not, and the first minute of every lead. Buyers who want a long conversation, negotiate, or ask legal questions still need a person.
